Hello there, yes the house is gorgeous and brand-new! Standard check-in is from 3pm but it is possible to reserve the 12.45pm early check-in as well, just let me know with some notice after the booking so that I can arrange for it.

Hello, the apartment is on the first floor so no need of lift/elevator. Comfortable softly carpeted stairs and the apartment is on a flat level.

As well specified in the description and in the amenities; there is one family bathroom and 2 double beds (one double and one king size).
Hi do you have air conditioning in the apartment?
As specified in the amenities of the property there is no air con in the house as it is rarely needed in London. Current May daily temperature is 19 C and it will go to around 24'C in summer.

Yes smoking is only allowed on the terrace with the door shut to prevent the smoke from entering the house.
Hello , This property is showing as available for my family of 5. Can i ask what sleeping facilities you have for the 3rd child ( age 7 please) as a 1 x double and 1 x king would not be enough for us. Kindest Regards
Hello! The property comes with a King size and a Queen size bed. As per policy when requested, an additional single bed can be provided at an extra cost. Kind regards :)

The description sounds lovely. I do have a question as to whether there is or isn't an extra fee for towels and bed linens. Can you clear this up as the description seems to indicate towels and linens are included in one area and in another, it mentions
